We all have to face the day when age and debility creep up on us. If it has been 25 years since you lived in the city, I would rethink the condo idea, at least in the NE part of the US. With a $90K annual income, you live in penury and scrimp! The ones we have looked at last summer in Loudon County, VA were $650K and up with monthly expenses about $750. No guarantees on future costs, either! Added to that, unless you wind up close to family, you will find that you are really alone.
It sounds from your post as if you are shouldering this alone. Is hubby in on the planning, cleaning, visioning? He may need that more than you know right now. Guys don't like to lose control! Your age difference and gender means that you will [statistically speaking!] outlive him by about 16 years. Factor that in the equation, too.
I would definitely pick a small city with good university and a teaching hospital. The array of part-time and semi-retired jobs should be large.
Alas, no easy solutions for you. I suggest that you hold hands and do whatever together.
