Ok start by placing 2cups of seed in a medium sized rubbermaid container.Add plenty of water and move the seeds around and see how much stuff comes off.Then pour off and rinse and massage the seeds and pour off again.I usually do this for three rinses.Then refill with luke warm water and let stand for 12 hours.

Now pour off the soak water and rinse and pour off as much as you want.I usually do this for 2 times and the water will be fairly clean.

Pour off as much as possible as in let it drip out as much as possible.I then place a small towel in one end of the container and angle it so the towel wicks the extra water.Moist not wet is the key to growing good grass.Then spread the seed out in the container after removing the towel.This should only take 30 minutes to an hour then let the seed rest for a total of 12 hours.

Then place on flat there is no need to sprout the seed any further.The quicker the seed can find the growing medium to root in the better.

After placing the seed on the flat I will spray the seed lightly.Moist not wet,then I place a piece of newspaper over the seed and moisten the paper as well.

12 hours later take off the paper and let breath for an hour or two.Then spray the seed lightly and put the paper back on and moisten the paper.repeat every 12 hours until the grass pushes the paper up.

Then place in the shade and water the flat well.Using a potting mix is good top soil is to dense and will slow progress.

I make my own blend using recycled flats along with some peat moss.And I also use some other soil augments azomite and some other composts.
